Processing
a mortgage application requires lots of details. Having the following
documentation available at the time of application minimizes the hassle
for everyone and speeds the process. While not all items apply to all
borrower's situations, most will apply to most borrowers.
- Complete home addresses for
the past two years
- Complete name and address
(& account numbers) for all current mortgages or landlords
- Name,
account numbers and monthly payments for all revolving accounts, charge
cards and credit lines
- Complete name and address
for employers for all borrowers for the past 2 years
- Most
recent paycheck stubs (enough to cover a full month) for each income
counted
- W2s for the last two years
- Copies
of bank statements for all account covering the last three months
- Other
income data: Social Security Award Letter, Pension Letter, Disability
Income Documentation, etc.
- Copies of federal tax
returns for the last two years
- Complete divorce
decree and property settlement
- Complete
bankruptcy papers (all schedules)
- Copies of
current 12 month lease for each rental property
Self-Employed
or Commissioned borrowers need slightly more documentation:
- Copies of last two years'
Federal Tax returns (form 1040 plus all schedules), signed and dated
- Year-to-Date
profit and loss statement with balance sheet signed by an accountant
and the owner
- Copies of last two years' Federal
Corporate Tax returns, signed and dated, for any business where
borrower is at least 25% owner
- Copies of last two
years' Federal Partnership Tax returns, signed and dated, for any
business where borrower is at least 25% owner or the General Partner
- Copies
of last two years' K-1s
